Landings Homes for Sale
World class amenities meets Low Country charm
The Landings is many things to many people. It is an Intracoastal Waterway island community, a master planned developmentowned by its residents, a recipient of multiple national awards for golf and community excellence and an address in one of the South’s most charming and recognized cities.
Boasting amenities one would expect from a world-class destination resort in a residential community with the feel of a small town, the developer’s vision promised day-to-day living flavored with a dash of vacation, unlimited recreational activities and outstanding service with attention to detail. And so, The Landings Club offers a beautiful setting as a private playground for the exclusive enjoyment of Landings Club members and their guests. Boasting members from forty states and eight countries, members are people who chose to enjoy The Landings Club lifestyle -one that has earned the community the reputation of being the South’s premier private, member-owned club and community.
While great golf is a hallmark of the community, The Landings is as vibrant as its great Southern hometown, Savannah which lies Just 12 miles away. Georgia’s First City welcomes its guests with an old-world charm steeped in history, tradition and romance. From the elegant historic district to the festive River Street, this coastal jewel has much to offer. Savannah’s cobblestoned streets are home to centuries-old live oaks that shade magnificent homes, winsome gardens and picturesque squares. First-class restaurants, art galleries, antique shops and much more are complemented by a dynamic business environment, three top-rated hospitals and several private and public colleges.
Savannah is a focal point for The Landings and living just a short “parkway and causeway” drive from downtown makes for great social and enrichment opportunities for all. The Landings has been named Savannah’s “Best Community” by Savannah magazine, and with over 8,500 residents there are always friends nearby year-round. Being close to education and industry makes this a great place to raise a family, and the kid-focused offerings (unique for a gated community of this national scope) make it a place where kids and grandkids want to come and play. And that “playful” atmosphere holds true for adults, as well. Beyond Savannah’s great healthcare, education and transportation options, the historic city offers a myriad of cultural facilities and festivals, and one of the nation’s largest St. Patrick’s Day celebrations. Georgia’s treatment of pension income (the state excludes an increasing amount from income, so most is tax free) lets Landings residents keep more of their hard-earned nest eggs for “playthings.” Venture beyond town and there are beaches to play at too – Tybee Island and Hilton Head are an easy drive (or boat ride!) away.
Golf, Marinas, Restaurants, Fitness
Amenities start with great golf – 6 courses by Fazio, Palmer, Byrd and Hills. The Landings is the host to the 2010 Georgia Amateur Championship and the 2011 USGA Women’s Team Championship (a great fit, as The Landings Women’s Golf Association is one of the largest such associations in the U.S.) The Landings Club has six 18-hole private golf courses designed by some of the biggest names in the business: Arnold Palmer, Tom Fazio, Arthur Hills and Willard Byrd. And with one golf membership, one has playing privileges at all six courses. The beauty of having a half dozen courses to choose from is that one can create just the type of golf experience desired — one day enjoy a links-style match; the next battle with Fazio’s devilish bunkering. Complementing the six courses is a comprehensive instructional program. There is also a huge women’s golf program that features a beginner’s school and an 18-hole ladies’ group with more than 500 participants, making it the largest single-site women’s golf association in the country. The Landings’ diversity of courses also provides members multiple practice facilities, convenient tee times and more than 300 golf events a year.
Four clubhouse-restaurants, two marinas (with access to the Intracoastal Waterway), 34 tennis courts, 40 miles of trails and a newly renovated 48,000 sq.ft. fitness center round out the lifestyle amenities. The golf and club facilities at The Landings are private, and that sense of privacy is furthered by the community’s location on 6,500 acre Skidaway Island, which the gated community shares with a state park and the Skidaway Institute of Oceanography.
Members and/or owners have direct control over things beyond investment: they get a say in the direction of the community, how it is marketed, and how services are delivered. For example, The Club has recently hired senior operations executives from Ritz-Carlton and Greenbrier to refine the service levels in the restaurants and the golf courses, and additional investment has been made in a partnership with the Executive Women’s Golf Association (The Landings Club’s Director of Instruction is one of the leading female PGA and LPGA teaching professionals).
It is the association’s investment in owning the real estate company that is a key differentiator, and is perhaps the single biggest means of influencing property values. In 1997, Landings homeowners voted overwhelmingly to buy the real estate company from the developer – instead of out-sourcing to a franchise real estate company. They specifically wanted control over marketing, specifically to use the real estate company as a tool in marketing to maintain property values.
