Amenities start with great golf – 6 courses by Fazio, Palmer, Byrd and Hills. The Landings is the host to the 2010 Georgia Amateur Championship and the 2011 USGA Women’s Team Championship (a great fit, as The Landings Women’s Golf Association is one of the largest such associations in the U.S.) The Landings Club has six 18-hole private golf courses designed by some of the biggest names in the business: Arnold Palmer, Tom Fazio, Arthur Hills and Willard Byrd. And with one golf membership, one has playing privileges at all six courses. The beauty of having a half dozen courses to choose from is that one can create just the type of golf experience desired — one day enjoy a links-style match; the next battle with Fazio’s devilish bunkering. Complementing the six courses is a comprehensive instructional program. There is also a huge women’s golf program that features a beginner’s school and an 18-hole ladies’ group with more than 500 participants, making it the largest single-site women’s golf association in the country. The Landings’ diversity of courses also provides members multiple practice facilities, convenient tee times and more than 300 golf events a year.
Four clubhouse-restaurants, two marinas (with access to the Intracoastal Waterway), 34 tennis courts, 40 miles of trails and a newly renovated 48,000 sq.ft. fitness center round out the lifestyle amenities. The golf and club facilities at The Landings are private, and that sense of privacy is furthered by the community’s location on 6,500 acre Skidaway Island, which the gated community shares with a state park and the Skidaway Institute of Oceanography.
Community Association
Members and/or owners have direct control over things beyond investment: they get a say in the direction of the community, how it is marketed, and how services are delivered. For example, The Club has recently hired senior operations executives from Ritz-Carlton and Greenbrier to refine the service levels in the restaurants and the golf courses, and additional investment has been made in a partnership with the Executive Women’s Golf Association (The Landings Club’s Director of Instruction is one of the leading female PGA and LPGA teaching professionals).
It is the association’s investment in owning the real estate company that is a key differentiator, and is perhaps the single biggest means of influencing property values. In 1997, Landings homeowners voted overwhelmingly to buy the real estate company from the developer – instead of out-sourcing to a franchise real estate company. They specifically wanted control over marketing, specifically to use the real estate company as a tool in marketing to maintain property values.
