Today we are going to talk about why final walk-throughs are so important! The final walk-through is an opportunity for home buyers to do a last minute check on the house before the official closing. Home buyers and their agents will walk room-by-room through the house checking everything. Final walk-throughs are optional but we are going to explain why we highly recommend doing them!

Check that Property is Vacant

Final walk-throughs are usually done either the day before or the morning of the official closing. This is mainly because we want to make sure that the seller is out of the house. Not that it happens often, but it has happened before where the sellers are still in the property or in the process of moving out. That is obviously an issue and adjustments would have to be made regarding closing.

Check Condition of House

Final walk-throughs are also important because it gives new home owners a chance to check on the condition of the house. If the buyer requested for some repairs to get done and the seller agreed to them, we want to make sure that they were finished. Even if the house is vacant, it is important to do a final walk-through to make sure that nothing happened that we weren’t aware of. For instance a pipe bursting or a tree falling on the house. We just want to make sure that everything is in good condition and ready for move in.

Lastly, a final walk-through can be a fun time to walk through with our clients and help them envision how they will decorate their new home. What walls they are going to paint and where they are going to place furniture?
